What is Staging?
Staging is anything you do to prepare your home for sale and to make it more attractive to a buyer’s eye. Staging helps present a home in its best possible light, and includes cleaning, de-cluttering, adding color and arranging furnishings. It’s a little bit of theater–your property is the "set" and furniture and accessories are "props." It’s different from decorating, which is personalizing a space. Staging is about neutralizing a home so that it will appeal to the greatest number of potential buyers. It’s selling your space, not your things. Buyers need to be able to "mentally move in"–to picture themselves living in your home–before they’ll make an offer. We always tell people that the way they live in their home and the way they sell it are two different things. Think of it this way: You wouldn’t sell your car without having it detailed first. Staging is the same idea–it’s detailing for your house.
Why Stage your home?
By staging your home, you will have a distinct marketing advantage over non-staged homes. You need EXPERT and OBJECTIVE home staging guidance that comes from experience and a highly trained eye in order to compete in a buyers market. Staged homes typically sell faster and for more money than other homes, and the investment of staging your home is less than your first price reduction! Buyers and their agents will view your home as a well-cared for property. Your home will also appeal to broader range of buyers.
I offer several levels of staging services:
*Personal bid and stage, a walk-through of the home, followed by photos and notes and a bid for staging services (price varies with size of home, number of rooms, etc.) using existing furniture, art and accessories to achieve the quickest results possible. I also have additional staging items that can be brought into the home.
*Personal consultation, for the do-it-yourselfer, a detailed room-by-room evaluation (35 to 50 pages) covering items to be staged by the homeowner and how to do it. I'll come back to fine-tune and take "after" photos for the homeowner and Realtor to use in promotion, and will certify the home as a Staged Home, which can be listed on www.StagedHomes.com to increase traffic for the seller.
*Personal shopping services. I have contacts at a number of stores to get the best prices and find unique items for your staging. This service can save you time and stress of shopping.
*Stage to live. If you've just moved into a home only to find that the garden spaces and wallpaper choices don't fit your family, I offer redesign services to make them your own. Sometimes rooms and gardens just need to be reorganized and refreshed.
*Vacant home Staging. Realtors know that vacant houses are hard to sell so I provide a service in which the owner rents furniture and I create vignettes in each room designed to convey the warm and welcoming atmosphere of a furnished home.
