Staging, Your Best Marketing Tool
After you've made the decision to sell your home, your next step is to prepare to market your property. First you must get it ready to show to prospective buyers. The best way to do this is to have your home Staged by an Accredited Staging Professional. Staging is not decorating. It is de-cluttering, rearranging furniture and accessories, and using the items you already have in new and different ways. The key is to maximize the space and make it appear larger. You must remember that you are selling the space, not your stuff. As we say in Staging, "The way you live in your home and the way you market and sell your house are two different things."
When your home is on the market, it becomes a product for sale and is competing with all the other properties that are also on the market. You must present your home to buyers in the best possible light. Remember, you only have one chance to make a first impression, so make it count. Vacant, unfurnished homes can also be Staged. By bringing in a few pieces of furniture and some accessories, the buyer is able to get a better idea of the room size and how his furniture might look. He is better able to visualize himself living there.
The first property I listed after becoming an ASP was Staged and sold in two days. The list price? $1.175 million. Staging works!
Staging Services Available
Let me tell you how I work. I offer Staging consultations and full hands-on Staging services. In both scenarios, I begin by previewing the property. In a consultation situation, I explain to the sellers what they can do to Stage their own home. I charge an hourly rate for this type of service. In a full hands-on Staging, I do all the work and make the changes myself. This is based on my proposal and the amount of time it will take to do the work. In Staging a vacant property, I prepare a bid based on the furniture and accessories needed to furnish the main living areas of the home. The seller rents these items on a monthly basis and pays for my time to do the Staging. The seller also pays for delivery costs.
I attended The University of Notre Dame and Saint Mary's College and have a degree in Education. I have been a licensed Realtor for 29 years, first in Kansas and Missouri and currently in Florida. My experience in Kansas included owning and operating a residential property management company, the largest of its kind in the Kansas City area. Besides leasing homes, I also prepared them for occupancy. I often needed to turn a dirty, unattractive house into a sparkling, lovely home that would appeal to a new tenant. I was Staging!
I have been in Naples, Florida for the last 14 years, listing and selling property.
