WHAT IS STAGING?
Staging is the process of getting your home in the best possible showing condition before it is put on the market, so it sells faster and for TOP DOLLAR! When you get ready to place your home on the market for sale it becomes a product. Similar to a product on the shelf at your local store, the product has features and benefits as well as pluses and minuses, and competition. To compete with the competition in the marketplace you must be priced right and look better than the other products. Your home is no different, it is one of many homes for sale and you must present it, to the buyers, in the best possible light. Real estate agents will have great confidence in showing your home to potential buyers because they know it is Staged and ready to be sold.

HOW DOES STAGING BENIFIT YOU?
By staging your home, you will have a distinct marketing advantage over non-staged homes. Staged homes typically sell faster and for more money than other homes, and the investment of staging your home is less than your first price reduction! Buyers and their agents will view your home as a well-cared for property. Your home will also appeal to broader range of buyers.

STAGING STEPS
DECLUTTER: Remove as much as possible from kitchen counters, refrigerator fronts, tops of dressers, and sink vanities. Keep decorative objects on furniture restricted to groups of one, three or five items. MAKE SPACE: Rearrange or remove furniture if necessary to make the room appear larger. CLEAN: Clean carpets and drapes that need it. Clean light fixtures and windows. DEPERSONALIZE: Remove photos on walls, dressers, and/or tables. DEODORIZE: Make sure there are no lingering odors. Air-out home occasionally and/or use plug-ins to keep home smelling fresh. BEFORE ALL SHOWINGS: •Keep home light and bright by opening up all the curtains & blinds. Turn on all lights and lamps. •Place any pets in cages away from traffic. •Keep soft music playing throughout your home such as light jazz. •Please allow potential buyers privacy as they view your home. It is best to leave, work in the yard, or take a nice long walk!
