WHAT IS HOME STAGING?
Home Staging is a marketing tool that is used to prepare homes for sale. Just like a when we choose a product off the shelf, your home is a product competing with all the other products. At Preferred Home Staging, we will give you a clear marketing advantage. We create warm, inviting spaces to appeal to the broadest range of potential buyers! Staging is important because the focus is placed on the positive features of the house rather than the homeowner's "stuff". The true character of your home shines at its best!

BENEFITS OF STAGING
Statistically speaking, staged homes sell faster and for top dollar. National statistics point out that 95% of ASP® Staged homes sell in 11 days or less. You can realize a substantial return on a relatively small investment. A recent Homegain survey reveals that the return on investment in Home Staging is 586%. Our homes usually are our largest investment. It just makes sense to protect the equity in our homes by Staging them when selling. Two things sell a home: Price and Staging. When a home is not Staged, then price becomes the only tool for leverage. Average price reductions in today's market are between 10% - 20% according the the National Association of Realtors®. If your home is languishing on the market, unstaged, a price reduction is the next step. First impressions count! Most buyers form their opinions of a home within the first few seconds of viewing it. Linda will create the "Wow" appeal from the moment they walk in the front door! Buyers only know what they see and not how it's going to be. Staging will help them mentally move in by depersonalizing, de-cluttering, and creating a warm, inviting atmosphere. We will make your home stand out in today's competitive real estate market.

AFFORDABILITY
Can you afford for your home to sit on the market and all of the associated costs of that? Mortgage payments, utility bills, maintenance fees, property taxes all add up.Can you afford a price reduction if it's not selling quickly enough? Staging is a modest investment to help expedite the sale of your home, bring a measurable value and increase your profit. I work within your budget to come up with the best plan for you.

HOW WE CAN HELP YOU
Homeowners, We can stage your home using your own furnishings and accessories. We also Stage vacant homes with our inventory of quality furnishings and accessories. Realtors, do you want to bring value to your clients by adding Home Staging to the benefits you can offer? Builders, do you have a vacant property needing that "WOW" appeal? I can do as little or as much as you need to help you make that sale! My goal is quality Staging and customer satisfaction. I can work in one of two ways: Consultations involve walking through the Seller's home and then preparing a detailed report that will enable the Seller to implement the steps necessary to Stage their home. The other option that I offer is Professional Hands-on Staging which begins with a walk-through of the client's home and then preparing a Staging Proposal. Upon acceptance of the Proposal, Preferred Home Staging will Stage your home for you. I will be happy to answer any questions that you have. Let's get started! Call Linda to set up an appointment at 608-884-0208.

What is an ASPM

Before:The furniture arrangement here creates a cramped look. The lack of accessories gives it a cold, stark feel.

After:What a difference! By removing and rearranging some pieces, the spaciousness of the room is enhanced! A few well-placed accessories help convey a warm and inviting atmosphere!

Before:Can you guess this is the Master Bedroom? What would the buyer think?!

After:By adding a queen size bed, and rearranging the owner's furniture, the quality of the room is greatly enhanced! Accessories and a simple window treatment provide some shots of color. The Master Bedroom now looks soft, warm, and sophisticated!
