I have several vacant houses to stage in a couple weeks. How much "Holiday decorating" should be done. Which rooms?

I am sure there are a lot of opnions on this subject. As you know holiday decorations can get very "cluttery." In fact, I ask my sellers, "What are the minimum items you need in order to have your holiday?" Usually, they respond with some thing like this: "Well, a tree, presents, a creche scene, and some music." I believe it is important to keep the holiday decorations in a certain area, or keep them from spreading throughout the home.

Ok, this is not earth shattering, but today I added a Christmas napkin ring with a ribbon tied around the bathroom towels and it looks great, looks like Christmas with just napkin rings and ribbon!

I have a vacant listing that has NO budget. (I'm Realtor/ASP) I saw somewhere a blog about cardboard furniture, but can't get to it now. So, I was wondering, has anyone tried to use empty bicycle boxes for a bed? If I put enough blankets and pillows, the edges should be softened from the boxy-ness of the edges of the boxes. Has anyone tried this? is it a bad idea?

This is just me, but I think a fake bed looks fake, why risk it?
I think it is better to go with something that is really functional for a a real home?
What about a (dining-type) chair covered with a slipcover, a small round decorator table with a table cloth and live plant arrangement on it with a card from you that says "Merry Christmas!"

"Today while I was looking at my outside Christmas decorations I realized just how old and faded my vinyl shutters looked. They are brown in color and really looked old and worn out. I was trying to figure out what I could do to spruce them up a little. I decided to try a little ArmorAll (the stuff you use on your car). When I got through I could hardly believe my eyes. The shutters looked as though they had a new coat of paint. My husband could not believe the difference. This was a quick and very inexpensive way to make my shutters look like new again. I thought someone out there could possibly use this tip."

Well, I finished the two vacant houses. I put a wreath on the door and a Christmas flag near the entrance. I used a little sparkle on the dining room table, dressed the mantle for Christmas and a little something special in the master bath. The owners and realtor were happy with the results. It will be easy to remove after the holidays and not leave a big void to have to redress.

I have used air mattreses with mixed results. one of them needs to be inflated at least once a week which is a pain. But they are easy to set up as well as transport. No one seems to know they are not "real" beds.

As for the air bed. I was told by a big staging company in Seattle- not to deflate the beds when not in use.
Letting the air out and re-inflating tends to damage the bed and causes it to leak more often.
They are a very busy company and they only use air beds with faux headboards.

As a brand new stager, can you advise how to dress the air bed. I guess you lift it up to get it to the right height, but do you use a full length bedspread, or is there some way to rig up a bed skirt and use a coverlet (what you find mostly at the stores)
