Stagedhomes.com Announces Accredited Home Staging Professional® Training Developed by Barb Schwarz, Creator of Home Staging, Scheduled for the Month of September, 2010

Stagedhomes.com announced today its upcoming schedule for Home Staging® classes for the month of September, 2010. Classes will be offered in Baton Rouge, LA, Bellevue, WA, Cape Cod/West Yarmouth, MA, Conroe/Houston, TX, Denver, CO, Nashville, TN, and Orlando, FL.

Following a two-day course, real estate agents will earn the ASP® Real Estate Agent Designation, and after a three-day course, students will earn the ASP® Home Stager Designation. During the second day of training, students will go to a local home currently on the market which they will Stage® while being guided by professional ASP® Stagers®.

ASP® Lowe’s Program is Working!

In July I shared with you that Stagedhomes.com and Lowe’s had built a coupon savings program for you!  Now, about a month later, I’m excited to share with you that the ASP® Lowe’s Program is working very well, and that more coupons have been reloaded for you. Trends in Home Staging and Real Estate

Just the other day I was interviewed by a real estate publication and I thought I would share the answers I gave to the reporter’s questions here at the Stagedhomes.com blog.

1. What’s new in the world of home staging? How has it changed in the last 2 years?

The pendulum is swinging; the public is now becoming the driving force to make sure their home gets ASP® Staged for sale.  The agents are still crucial in driving the world of ASP Home Staging but many agents hang back where the seller now asks more, “Aren’t you going to tell me to get my house Staged?”  The ASP® Home Staging market continues to lead more that ever the industry of Home Staging.  I will explain more why below.

2. How has the down economy changed/enhanced/lessened the need for home staging when it comes to real estate?

The down economy has driven the need for ASP® Home Staging more than ever before.  With short sales, bank owned properties, and the traditional sellers all of these entities are in fierce competition to get the house sold.  We are now seeing short sales beginning to ASP® Stage their homes, bank owned properties now ASP® Home Stage their properties and for any traditional seller to compete they must have their home ASP® Home Staged to have any chance to sell in today’s market.

3. Describe why the real estate mantra is no longer location, location, location. It is now Staging, Staging, Staging!

Now more than ever location is included in the price that said, regardless of square footage, location or the number of bedrooms and baths, if the house is not ASP® Staged it simply cannot compete.  You can have a small house or a mansion it can be in a prime location or out in the hinter land, but today’s buyers are comparing how the house, which is now a product, looks compared to all the houses.  So no matter how many bedrooms or baths if the property is dirty, cluttered or has the wrong colors, it doesn’t have a chance in today’s market.

4. Do you still believe that staging is the answer now and will be even more effective in the future? Why or why not?

Selling your house is like selling a car.  There are a lot of cars for sale and a lot of houses for sale too.  Today’s car buyer is going tobuy the car that meets their needs that looks the best; the same is true for a house.  Staging is today’s answer and will be even more effective in the future.  It is all about presentation.  “Buyers only know what they see, not the way it’s going to be.”  So, “detail your house like you detail your car” if you want to get it sold.

5. Let’s discuss your “Predictions for the Future of Home Staging” and how your views may or may not have changed in the last couple years. “Home Stagers, and ASP® Home Stagers in particular, will play critical roles in setting the market.” Explain and how has this changed?

The predictions I have made in the past, I feel even stronger about today.  The predictions I’ve made in the past are coming true.

A.  If you don’t Stage it, it won’t sell.

B. ASP® Home Stagers are controlling the market.

C. We are seeing more ASP® Home Stagers as part of real estate teams. They are the marketing arm.  Because featuring messy houses in ads doesn’t work.  The greatest marketing tool of all is ASP® Home Staging.

D. Sellers are demanding with the high commissions that agent’s charge that the agent pays for the ASP® Home Stager.

E. Therefore ASP® Home Stagers play a crucial role in setting today’s market as they work with the agent to get the property Staged.

6. Why is it still important for staging and real estate professionals to team up to sell houses, especially in this economy?

ASP® Home Stagers and real estate agents are teaming up more and more to give turnkey service to the seller.  The agent’s job is to get the property priced and to do the marketing to get it sold.  The ASP® Home Stager merchandizes the property so that the marketing pays off.  They are working hand in hand more and more.  Today’s economy the ASP® Home Stager is making money for the agent because without the house Staged it sits and in the end the agents either get little commission or none.  Therefore, working together, the seller wins the agent wins and the ASP® Stager wins.

7. “The way commissions and fees are structured will change.” Have they? How so? Is staging considered part of the real estate agent’s marketing plan?

Current commission structure continues to remain the same but as I’ve said before; the sellers are now demanding more and more that the agent pays a part or all of the ASP® Stager fee in the beginning or at the close of sale.  The agents that make ASP® Staging a part of their marketing plan lead the market and obtain more listings because of it.  There are still at least 50% of agents who hang back and have not made ASP® Staging a part of their marketing plan.  These are the agents that fall behind, earn far less money and never lead their market.

8. “The Home Staging industry will grow larger every year.” Explain. Offer some statistics, if possible, in change within the home staging industry over the past few years as well as reasons for those changes.

Yes, the Home Staging industry continues to grow larger every year.  This is because of the public seeing more about it on TV, reading more about it in newspapers, magazines and articles as they comprehend the huge difference that it makes in the sale of property all over North America.  Five years ago the approximate statistics that we had at StagedHomes.com were that 10% of the public was preparing their home for sale; this figure has now topped over 20%.  All of the information I shared above are the reasons why.

9. “ASP® training leads the way.” [You say “Every day ASP® Stagers are called in to de-Stage and re-Stage properties that supposedly have been staged by people that are neither trained nor qualified – pictures for a sidebar of this would be great!] Why is ASP® training still leading the way today?

As the Home Staging industry grows and more of the public reads about it, it is inevitable that some women and men wake up in the morning and decide to become a self designated Home Stager.  Some of the public has had to learn the hard way that you get what you pay for.  ASP® Home Stagers are designated, certified, accredited, insured, work with leading vendors in the Home Staging industry to bring the very best to those that hire them.  When you have a show such as The Today Show on NBC, and other similar popular TV shows sending the public to the ASP® Stager directory on StagedHomes.com and to the professional members of “The International Home Staging Professionals”, www.IAHSP.com, they offer a public service to help guide the public to find ASP® Home Stagers who are indeed thoroughly trained to serve the public and the real estate industry.  No other training has the experience, the history over 35 years, reputation nor qualification to serve the public the way ASP® Home Stagers do, which is why ASP® training leads the market more than ever today.  In every market the leading professionals and the top money makers of the Home Staging industry are ASP® Home Stagers.

10. “The real estate industry is here to stay—but it will include stagers and home staging.” How is Staging only as successful as the real estate community in which it operates? How can staging be more successful?

ASP® Home Staging in every community is successful regardless of the real estate community in which it operates.  Once again this is because the pendulum has been swinging more and more where the public is the driving force behind ASP® Home Staging.  Word of mouth is a powerful thing.  Once a seller has his home Staged, he tells every friend, relative and neighbor they should do it too.  As I stated above, many agents are behind in requiring in requiring their sellers to ASP® Stage their home so in many communities where you have a more weak real estate community the seller may be the one who is making sure their home is ASP® Staged.  As time goes on and on we will see Home Staging become the dominant force of the entire real estate industry.  ASP® Hone Staging has changed the entire real estate industry like nothing ever has before.  Therefore regardless of whether the economy is hot or not, to get your home sold in the quickest amount of time for the most amount of money, it has to be ASP® Staged for sale.

The real estate agents that understand this will lead the industry all over the country when they make ASP® Stagers apart of their team. Whether they do this or not the public will remain the dominant force to make sure their home is ASP® Staged so it sells for top dollar.

Conversation with a Prospective ASP® Stager

Do I have what it takes to be a Stager? Will I make enough to support myself? Who will want to hire me? Do I know enough to run my own business?

Virtually every day I receive phone calls, emails, and even messages through Facebook, Twitter and LinkedIn, from entrepreneurs asking questions about becoming a Stager. Naturally, many want to know how to get started while others want to build a realistic expectation as they are ready to start their own Staging business.

I decided to take some of the recent questions I’ve received and put them together in what will seem as a conversation with a prospective Accredited Home Staging Professional®, ASP®. If you are considering a new career as Stager I hope you’ll find answers to questions you too many ask yourself.

Is this a good time to enter the real estate and Staging industry, and is there enough of a market to build a full-time business?

There’s little doubt that the real estate industry has gone through a number of very difficult years, and many markets around the nation are still feeling the effects of the financial downturn. While sales figures have decreased drastically for several years, Staging, though, has become even more essential than ever in communities with a high level of homes for sale. Why? To make a property stand out among other homes and to make an immediate and positive impact on those coming to see it.

As home sellers recognize the benefit of professionally Staging their homes, the demand for Accredited Staging Professionals® will continue to skyrocket over the next decade. That’s why there has never been a better time to enter the market as a full-time Accredited Staging Professional®.

How fast can I expect to earn sufficient income as a Stager?

As for all entrepreneurs establishing a new business, how quickly a new ASP® will earn a full-time income varies, and what the level of sufficient income will certainly vary from individual to individual. I recommend you do some research in your local marketplace and especially network with local REALTORS®. Assess the income you will need to not only pay your current bills but also do marketing campaigns. Set up a budget where you forecast your income in the coming three, six, twelve and eighteen months. And, this is also where a membership in the International Association of Home Staging Professionals®, IAHSP®, becomes so important. Through the association you can network with other Stagers, who have been where you are.

Since I am not trained in business, what do I need to know and where can I learn it?

You will learn how to build your own business during day three of the ASP® Course During. Once you have completed the course you can attend as many ASP® classes as you want if you want to refresh your memory, get new ideas, and network with other ASPs®.

Conversations with Prospective ASP® Real Estate Agents

Can earning the Accredited Staging Professional® (ASP®) Real Estate Agent Designation help me grow my real estate business? Will my business attract more clients? Will I be able to showcase the benefits of Staging in my marketing campaigns? How can Staging help me stand out in my marketplace?

Every day I hear from Realtors® across the United States wanting to know about Staging. Most want to know how it would benefit them to add Staging to their Realtor® business model, and what they can expect from earning the Accredited Staging Professional® (ASP®) Real Estate Agent Designation.

Here are some of the questions I have received during recent conversations with prospective ASPs® Real Estate Agents.

Do I really need to know Staging as a Realtor®?

As a Realtor® you’re charged with the task of making a property stand out among others in your marketplace. Sellers look to you for guidance, and they want to know what you will do to sell their home faster and for the highest price possible.

One of my Staging phrases I developed along the way is, “Buyers ONLY know what they See, not the way it’s going to be!” Staging helps prospective buyers visualize what it will be to live in a home.

These days most consumers start their search online and it is absolutely essential that a home for sale shows well before a prospective buyer has visited the property. A Staged home will have a tremendous impact both online and in person.

Another of my favorite sayings is “The investment of Staging your home is less than your first price reduction.” Given our current market conditions, this message is no doubt among the most compelling messages you must relay to sellers.

How will I learn to teach my sellers about Staging, and how will I be able to showcase the impact of Staging to them?

Who Qualifies?

ASP® Stagers or Real Estate Agents can qualify by either showing proof of earning the ASP® Home Stager designation (by having taken the 3 day course) or proof of resale license along with a copy of your business card.

To provide proof of the ASP® Home Stager designation, simply log into the Staging University and print your membership card.  The option to print your card can be found on the left side column under “tools”.

Well, one lucky ASP® will get the chance as the IAHSP® Foundation World Wide Staging Service Week® Raffle gets underway.

Here’s the scoop:

During this year’s ASP®, IAHSP® Convention Cruise, an ASPM®, Master’s Course will be auctioned off to the highest bidder. But, what about ASPs® who can’t be on the cruise and would still like to have a chance to “get in on the action” and have a chance to win? (The Convention Cruise is SOLD OUT!)

You can still be part of the fun! Prior to the cruise, on August 31, we will pull a ticket for an ASPM® Master’s Course from raffle tickets sold online.

How can you participate?

1. To Donate go to www.iahspfoundation.com
2. Click on “Donate by Credit Card

3. Fill in all the fields and use the drop down menu on “IAHSP Chapter” to select “ASPM Course Raffle” to purchase a $50 raffle ticket.

4. Fill in the coded security words at the bottom

5. Click SEND at the bottom of the window

6. Click on “Proceed to next screen”

7. Enter your donation amount and click “Donate”

8. Fill in credit card information on Google Checkout

And donation proceeds are the only funding for WWSSW® projects.  As your IAHSP® chapter receives money for your projects, it came from donations!

Some chapters are selling extra chances similar to the following scenario:

· Chapter XYZ purchases one or more $50 tickets.

· They sell chances on those tickets within their own chapter at whatever $ value they determine.

· If Chapter XYZ’s ticket wins, they pick a ticket from the ones sold in the chapter of who wins the ASPM®, Course

NAR’s annual convention, NARdiGras 2010, is scheduled for November 5 through 8, 2010, and Schwarz’ presentation will take place on Sunday Nov 7, 2010, from 3:30 p.m.to 5 p.m.

She will discuss how REALTORS® can handle sellers’ objections and how to positively educate sellers on what agent and Stagers really do as they work for the seller. “Too many agents assume the sellers know, but the truth is that the public does not know what we do,” said Schwarz. “It has to be verbal and very visual.”

This year, Schwarz celebrates 25 years as Certified Professional Speaker. Since 1972, Schwarz has educated Realtors®, Home Stagers® and the public on Home Staging®.

As a seasoned speaker and top real estate producer, Schwarz has logged over 18,000 hours on the speaker’s platform.
