Gary Keller, of Keller Williams on Good Morning America: “Price gets you interest; Staging® it gets you offers.”

February 27th, 2010

Earlier this week a segment of Good Morning America featured tips for home sellers to sell their homes in the current market. When Gary Keller, real estate broker and author of SHIFT, shared tips on what sellers must do, he stated: “Price gets you interest; Staging® it gets you offers.

I couldn’t agree more, and statistics show that homes do sell faster and for more money when Staged®.

As I’ve shared previously on this blog, results from a recently released survey showed that Staged® homes sell almost six times faster than non-Staged® homes.

Statistics gathered by Stagedhomes.com shows that 95.6% of homes Staged® by an Accredited Staging Professional, ASP®, sell within 37 days compared to an average of 212 days for non-Staged® homes. ASP® Staged® homes are on the market 83% less time than a non-Staged® home.

With an ever-increasing need for Staging® comes the need for professional Home Staging® professionals. Not surprisingly, professional Home Staging® is the fastest growing new career opportunity in the real estate industry.

Recommended by top real estate agents and as seen on television, Home Staging is professionally preparing homes for sale, so that they appeal to the most amount of buyers and generate the highest price in the least amount of time on market. In today’s market conditions, Staging sells homes. Home Staging is NOT decorating, fluffing, interior design or redesign! Instead, Home Staging is detailing, de-cluttering, depersonalizing and preparing a seller’s home to give it a “model home” appearance so that the potential buyer can “see” themselves living in the home.

Top Ten Reasons to Consider Earning the ASPM® Designation – Next Chance Available in April This Year

February 20th, 2010

“How will I benefit from earning the ASPM® designation?”

ASPM LogoIt’s a question I often receive from ASP® graduates who learn about the Accredited Staging Professional Masters Course.

It’s a good question. The ASP® designation certainly prepares you to start building your own Home Staging practice based on a business model that has been developed for almost forty years. The two-day course for real estate professionals effectively prepares agents to communicate the value of Home Staging to their clients. The three-day ASP® course for home stagers helps build the foundation for a Home Staging business.

So why consider earning the ASPM® designation? Simply to enable you to take your business to the next level on a much faster pace than you would ever have imagined.

Here are the top ten reasons you should consider earning the ASPM® designation:

1.    The Power of Networking

During the ASPM® program you’ll meet other ASPs who, like you, have built successful Home Staging businesses. An invaluable part of the days you are attending the program is hearing from others what they’ve done to grow their businesses.

2.    From Bids to Consultation – Build an Efficient Process

Are you making the most of every day? Are you using an effective process for marketing, developing presentations, creating bids, Staging, and administrative routines? By building a process you’ll free up time to build business, and the ASPM® program will show you how!

3.    Q&A with the Creator of Staging

As an ASP® you’ve probably had experiences where you’ve wanted to ask “What would Barb say or do?” Maybe you’d like to ask a marketing-specific question, or maybe ask for tips about a specific Home Staging project? A special Q & A session will give you the chance to ask her all those questions you’ve been wanting to find the answers to.

4.    Learn to Shop for Less

You’ve probably come across how challenging it can be to find inexpensive yet effective merchandise for your Staging projects. Not only will the ASPM® class teach you how to make money; it will show you how you can save money too!

5.    Effective Marketing Strategies

One session is specifically designed to teach you the basics of how you can effective market your Home Staging business. You’ll learn successful marketing ideas and techniques you’ll be able to immediately employ in your business.

6.    Tips and Techniques to Prepare Consultations Specific to Vacant Properties and Lived-In Homes Respectively

One Home Staging project isn’t another alike. Vacant properties require a different approach from lived-in homes, and Barb will show you how to best prepare consultations for both.

7.    Role-Play to Sharpen Your Presentation Technique

Want to know if your value proposition is the most effective it can be? Want to learn more about public speaking? Need to have someone else review how you come across when you give your presentation? Great – you’ll find it all in the ASPM® class. Barb will give you constructive ideas, tips, information.  This experience will prove invaluable as you’ll develop excellent presentation and communications skills during the week. In the ASPM® Course you’ll give presentations for your bids and consultations for Staging a vacant and a lived-in home to Barb and the class. Later in the week you will also present a 5 minute presentation you have written during the week and as you are filmed during your talk you may take the film home with you for your own private review too.  To succeed in business it is so important to be able to speak in front of groups and to all kinds of people.  As a seasoned, award winning professional speaker Barb will share her many years of experience with you for your own personal benefit.

8.    Creative Staging Ideas

Let Barb show you how you can stand out in your local marketplace – learn new Staging techniques from the master!  The ASPM® continues where the ASP® course ended, providing you with proven Staging ideas that will make your projects stand out.

9.    Build Your ASP Business Faster

The ASPM® program is designed to help you speed up the process to become a successful Home Stager. By learning effective marketing, Staging, and how to administratively run your business you’ll be a much more effective business owner once you graduate with the ASPM® designation.

10.    Additional Resources

In addition to what you received when you graduated from your ASP® Course, you will receive the following materials once you complete the ASPM® Course:

•    ASPM® Masters Designation
•    Detailed ASPM® Stager Course Manual and ASPM® supplemental materials
•    ASPM Lapel Pin and ASPM® Certificate of Graduation

“The class with Barb was phenomenal.  I truly feel that any time spent with her is a great investment in yourself and your business.  She really showed us how we were leaving money on the table by not presenting our consultations and proposals in person.  The taped REALTOR® office presentation helped me to refine my own presentation.  Watching the other presentations gave me new ideas for mine in the future.”

~ Rebecca Henderson, ASPM®

“I cannot recommend the ASP® Master’s course highly enough. Taking the ASP® Master’s course has made a great difference to my Staging business. Training with Barb Schwarz , the Creator of Home Staging, in an ASP® Masters course will change your life.”

~~Edith Bookstein, ASPM®, Recipient of the 2007 ASP Spirit Award

“I have been back 2 weeks now and can’t believe the difference that the course has made for me in the way I market my business and interact with clients and REALTORS®.  I truly appreciate all you taught us at the class and am so glad I went.  I made a presentation to a real estate office just a few days after I returned and got 2 projects so far from the presentation. I appreciate all the feedback and suggestions. They helped immensely.  I made great friends at the course and have been in touch with some of the ladies.  I have never been part of a business that is so generous in nature.  You are a phenomenal example to us all. Thanks so much.”

~~Teresa Rojek, ASPM®

The next opportunity to earn the ASPM® designation will take place in Chicago, IL, from April 19, 2010 until April 23, 2010. Please click here for information.

Five Tips on How to Get Your Name in Front of Realtors® and Consumers

February 10th, 2010

Each day I receive wonderful letters from ASPs® across the nation who share their success stories. I hear of challenges they’ve worked through, and the difference they’ve made in the lives of their customers and of course the Realtors® they assist. They often tell me how they’ve been able to build a successful business, with a clear and better focus once they graduated from the ASP® course. They share pictures and videos, and colorful testimonials full of gratitude by those they’ve served. It’s also extremely gratifying each time I’m notified of an article featuring one of our ASPs® or ASPMs®. As I monitor the Internet I often come across blogs and websites with tips provided by ASPs®.

I’m often asked about creative ways to reach out Realtors® and consumers. Marketing should certainly be an essential task of every day and that’s why we continually offer both strategic and tactical tips at the Stagedhomes blog. In previous blog posts I’ve covered the vast resources available to you at the Staging University. I’ve also shared with you that our ASP® course, continued extensively in our ASPM® course, features creative marketing ideas.

Today I thought I’d share five tips on how you can get your name in front of Realtors® you want to work with, and consumers who may not know about the services you provide.

1. Publicity through Stagedhomes.com

We love to brag about the wonderful things our ASPs® and ASPMs® do! And, we invite you to share your stories, pictures and videos at the Stagedhomes.com blog, at the Stagedhomes Facebook fan page, and through our Stagedhomes Twitter account.

Click here to see how we recently featured a success story by Sharon Soons, ASP® Home Stager® & Professional Organizer of Streamline U. at the Stagedhomes blog.

2. Publicity at Your Own Blog

Have you found it difficult to get publicity in your local newspaper or through your local television stations? Let me offer a solution: start your own newspaper, television station, or even talk show.

Thanks to today’s available technologies we can create a phenomenal presence online, and build a loyal following of readers, viewers and listeners, without a huge financial investment.

If you’d like to start a blog I suggest you go to wordpress.com where you can set up a blog for free. The setup process is relatively easy – it takes about 15 minutes – and once you’ve registered your new blog you can start adding links, blog posts, pages, and you can even customize the look of your new blog. Click here to read a Getting Started article at wordpress.com. An alternative is to start blogging at ActiveRain, a network of mainly real estate professionals.

  • Want to share case studies and tell your stories about your past Staging projects? Share photos and describe the process you followed as you worked closely with Realtors® to help them sell homes faster.
  • Are you engaged with the International Association of Home Staging Professionals? Discuss your involvement at your blog.
  • Do you participate, or even organize, events with a local non-profit organization? Bring attention to your events at your blog.
  • Would you like to share video of prior projects, have past clients share testimonials, or maybe give a brief video presentation on how you work? Upload a video to youtube.com, for free, and share it at your blog.

Sample blogs:

  • Click here to visit the blog of Cynthia and Mack, ASP®, in Seattle, who use wordpress.com as their blog platform.
  • Click here to visit the blog by Beverly Carlson, ASP® Realtor in Abilene, TX, at ActiveRain.com.

3. Publicity at Other Blogs

Publicity is also available at the blogs hosted and managed by others. Use search engines to look for blogs in your local area that share stories about your community. Once you’ve found local blogs, reach out to the owners and ask if they’d be interested in featuring your articles about Home Staging®. It benefits them as your articles will be valuable to those who visit the blogs, and it will most definitely be beneficial to you as you’ll reach out to a bigger audience. Just be mindful to keep your articles educational and informative – not promotional.

4. Share Insightful Presentations Online

Do you have colorful presentations you use to showcase your talent to prospective clients? Now you can share it with the world – for free. Consider signing up for a free account at Slideshare.net and upload your presentations. Once uploaded you can easily share links to your presentations through email, at your website, at your blog and at your Facebook page.

Here’s a great example of what a presentation at Slideshare.net looks like. Click here to see a great presentation the Seattle Chapter of IAHSP created.

5. Reaching Out to Traditional Media Outlets

Finally, I encourage you to form relationships with local media outlets. Contact the real estate editor of your local newspaper when you have a story idea.

Click here and here to read two articles featuring ASP® Annette Jordan, owner of Memphis Staging.

As you plan your marketing activities for 2010, make sure to make the most of the many online publicity tools available to you.
